What's often under a new-build garden

Gardens on new estates are usually finished in a hurry at the end of a build. A thin layer of topsoil may be spread over subsoil that heavy machinery has driven across for months, and it's common to find stones, bits of brick or concrete washout just below the surface.

That leaves ground that holds water in winter and sets like brick in summer. Lay turf straight onto it and the lawn tends to struggle from the start.

How we prepare a new-build plot

  • Pick out stones, brick and builders' debris near the surface
  • Break up compacted ground so water and roots can get through
  • Bring in topsoil where the builder's layer is thin
  • Grade the levels so water runs away from the house
  • Firm and rake a fine, even surface
  • Lay turf front and back, trimmed to paths and drives

Larger amounts of buried rubble are priced separately, as they cost more to remove.

Questions people ask

Should I wait before turfing a new-build garden?

There's no need to wait for the ground to settle if it's prepared properly. Breaking up the compaction and firming the soil before laying is what makes the difference.

Can you turf the front and back on the same day?

Usually. Most gardens are finished within a day. Sites with lots of debris, or very large lawns, may need extra time.

Do you work for developers?

Yes. Choose Developer or Trade in the form, then give your company and plot numbers.
